This landmark site which forms the headland at Penmaenrhos was formerly the home of the iconic Hotel 70 Degrees. Built in 1972, and so-called because of its unusual internal geometry, the 70 Degrees was a well-known local landmark to Colwyn Bay residents and visitors.

challenge
Ravenscroft building contractors were looking for an experienced team to deliver a product that would protect an iconic building and deliver a luxury finish and look that Blue Bay Homes were looking for. AAC were appointed to advise, deliver and construct the finished product, on time and in budget.
our approach
The chosen roofing system for this prestigious project was Prelasti EPDM, which is prefabricated into custom-made sheeting in AAC Waterproofing’s Anglesey plant. The Prelasti membrane was applied to all of the flat areas, fully bonded to a 130mm PIR insulation board which itself was mechanically fixed to a plywood deck to falls. Fixing manufacturer pull-out tests verified the number of fixings to be used, and a generous margin for safety was added. After installing the roof waterproofing and dressing the parapets, we fixed pre-formed EPDM collars around the balustrade posts, sealed with T89 Liquid Rubber. The terraces were finished with ‘Natural Grey’ Tobermore 450 x 450 mm textured Powder-coated aluminium prefabricated parapet flashings, to the architect’s specified RAL colour, completed both the perimeter security of the roof covering and aesthetics of the building lines. Concrete patio flags to the gable-end terraces allow the tenants to take recreational advantage of the buildings lofty location.

Both Ravescroft and Blue Bay Homes complimented the AAC team for their excellent counsel given throughout the project, followed by the spectacular finish, all apartments were sold ahead of schedule with tenants commenting on the excellent aesthetic of the overall building being a major draw,
