Roof Refurbishment
challenge
We were thrilled to be invited by Marriott Hotels, via main contractor MY Construction, to advise on and carry out the re-waterproofing works for the refurbishment of a twelve-story building in Manchester’s Northern Quarter. The finished project would provide 155 studio and one-bedroom apartments under the name ‘Residence Inn’, making it an exciting addition to the city’s hospitality scene.
our approach
Initially, the existing waterproofing system was specified for stripping and removal. However, after extensive testing and consultation with the clients, we agreed that the roof covering was suitable for overlaying. This saved a significant amount of time, cost, and local disruption, providing a more efficient and practical solution.
Different waterproofing solutions were required for the exposed areas of the building, including flat roofs, external balconies, and an internal courtyard area, which was intended for use as a hospitality terrace. To meet these requirements, we specified:
- Protan 1.6mm SE membrane for the flat roof areas, laid over a 120mm foil-backed insulation board and self-adhesive vapour control layer.
- Fatra liquid-applied system for the external balconies, which allowed for effective waterproofing of complex and limited-space detailing.
- Proteus Cold-melt waterproofing system for the internal courtyard area, in anticipation of foot traffic and furniture installations.
As a long and complex program involving multiple trades working within the limited foot-print of the building in the city center, we worked closely with the main contractor to install waterproofing at various points in the program as areas of roof, balcony, and terrace became available for work. Our experienced operatives ensured that the project was carried out smoothly and efficiently, meeting the specific needs of the client.
